1031 Exchange Co., Inc. is an Indiana corporation performing qualified intermediary (QI) services in tax-deferred exchanges since 1993. The firm is co-located with TitlePlus! at 810 Auto Mall Road, Bloomington, Indiana. Our attorney/owner, Morris H. Erickson, has received the Certified Exchange Specialist® (CES®) designation by the Federation of Exchange Accommodators, the national trade association of QIs.

1031 Exchange Co. performs QI services in “forward” tax-deferred exchanges under Section 1031 of the Internal Revenue Code. The company also handles so-called reverse exchanges under Revenue Procedure 2000-37. Services are limited to exchanges of real estate. We do not handle personal property exchanges. For us to act as QI, the replacement property may be in any state; however, the relinquished property may not be in Nevada or Idaho.

An exchange of real estate under Section 1031 of the Internal Revenue Code and its Regulations (IRC) is a way of deferring tax on the gain a taxpayer may otherwise incur when real estate is sold. Simply put, if a taxpayer sells qualifying real estate and replaces it with other qualifying real estate of equal or greater value within certain time deadlines (and other IRC conditions are met), the capital gain tax that otherwise would apply will be deferred, or if the taxpayer dies owning the real estate, eliminated.
